We can offer a limited service which comprises of an initial site survey and discussion of client requirements, preparation of drawings as necessary for Planning and/or Building Regulations and submission with the relevant forms for approval.

Our fees for such services are quoted in advance and are competitive with the plethora of the fringe firms offering so called “architectural services” by persons who are generally unqualified or are NOT architects. And because our designer mind cannot be turned off at will, you will further benefit from a higher standard of service, the further assurance that we are monitored by the RIBA regardless of the service offered and that we also hold a professional indemnity for your protection.

Our professional conduct is reportable to the ARB and the RIBA.

  Plans Only Service  

Full Architectural Service


The best results are achieved when we provide a full architectural service from concept to completion.

From feasibility ideas, design sketches, detailed working drawings, material and product specification, builder selection to administering the building contract, we offer a complete range of architectural services to clients, private or commercial. Our architectural services are based on the published RIBA Plan of Work Stages (see link below for full exlanation of these stages or contact us with any queries).

Our renumeration for this service is usually based on an agreed percentage of the building cost, payable in stages.

Our projects range from a few thousand pounds to close to 2 million.


Brief description of the the key stages:


Full Service


  • Brief and Feasibility:

Before beginning the design process, a clear view of the client's requirements is prepared to describe functional, financial and enviromental requirements and design aspirations. The viability of the brief may be tested against the physical constraints of the site.

  • Sketch Design:

The sketch scheme allows the project to be costed and the client's comments to be addressed. It can also offer an opportunity to gain the views of the planning authority

  • Scheme Proposal:

The development of the outline design into a scheme that can be submitted for planning approval and costed more accurately.

  • Detailed Design:

The production of information to describe the proposal more fully for building control approval. Materials and finishes are addressed in more detail at this stage.

  • Production and Tender Information:

A package of additional specifications, schedules and detailed construction drawings are prepared to accompany a tender to building contractors.

  • Construction Process:

From commencement on site to completion and hand-over we visit the site frequently and administer the contract.

Project Management


Good project management is essential with any undertaking. Coordinatng activities, scheduling deliveries, cajoling suppliers to deliver on time, defining starting and finishing dates to meet the specific objectives within the defined time, cost and performance parameters.

We are happy to take on this role and manage your project from initial concept to completion and we tailor our services to suit small projects costing a few thousand pounds as well as large projects costing up to several million pounds.

We will meet other consultants, contractors and suppliers on a regular basis and monitor the overall performance of the project until completion. We will report regularly and we aim to deliver projects on time, cost and quality.

CDM Co-ordination


We provide CDM Co-ordinator services for our own projects or as a stand alone service.

For non residential projects expected to be over 30 days or 500 man days in the construction phase where building work is notifable to the Health & Safety Executive (HSE) under the Construction (Design and Management) Regulations 2007, we are able to act as CDM Co-ordinator.

We will help build in Health & Safety from the start of design work, identify key areas of likely risk to minimize injuries and make presentations to the HSE on the subject of CDM Compliance.

Party Wall Surveying


Our experience with building and party wall legislation as was applicable in Inner London prior to the Party Wall etc. Act 1996 ensures that we can best advise the Building Owner and arrange to prepare / serve all necessary party wall notices, make any necessary appointments, arrange to agree matters and issue appropriate Party Wall Awards / Party Wall Agreements, in accordance with the provisions of the Party Wall Act.

As part of the normal service we will initiate the process by serving notice to all neighbouring parties.
