Infill Development in Enfield

   
 

Proposal to construct a modern 3 bed town house on the side of a small double storey house for a private individual. The development is now ready for Planning Application, however, in the meantime Enfield have introduced a new factor by demanding to be paid in advance a percentage of the assumed developer's profit.

It would appear that Planning Applications will no longer be considered on their merit but it will become possible for developers to "purchase" their Approvals. The degree of how undesirable the original application is may be compensated by a higher fee to the Local Authority.

A semi-detached house set in extended grounds to be enlarged in order to maximise available rooms as student lets and the garden to be sub-divided to allow for a new house to be constructed. Project is at sketch proposal stage.

Commissioned by a small hotelier to extend and remodel a 14 bed B&B to become a 18 bed 2/3 star rated hotel. Project is in the early Feasibility stage.

 

 

     
 

Flat Conversion in Haringey

     
 

Recently completed extensive ground and first floor extensions to a Victorian house and convertion into 4 self contained flats for a small developer. Building Costs approx £220,000.
